All rates for our luxurious Bemus Point lodging feature private baths, free Wi-fi, and most feature fabulous lake and sunset views. Rates are based on double occupancy, except for the Upstairs Carriage House, where the price is based on up to four people. NO SMOKING inside the Main House or the Carriage House. A full country breakfast is served each morning included in your rate.

One bedroom suite located in the carriage house on the property with King bed, with wifi streaming capabilities, living and dining area, full kitchen, private bath with tub/shower. Suite is centrally heated and cooled.
Garden Room
Newly Renovated, This large, comfortable room includes a king size bed , flat screen tv with wifi streaming capabilities. The garden room has a wonderful view of the grounds and of the lake.
Green Room
Colonial style, queen bed, private bath with shower. Room is air conditioned and has a view of the lake.
Master Bedroom
Elegant decor, queen bed, single sleeper sofabed, original porcelain tiled bath with tub and shower. Room is air conditioned and has a central view of the property and lake.
Sun Room
Sun-filled room, queen bed, single daybed, original porcelain tiled bath with tub and shower. Television with streaming capabilities. Room is air-conditioned and has a view of the lake, north side yard, and back courtyard.
Upstairs Carriage House
Two bedroom suite, offers one bedroom with queen bed and second bedroom with two twin beds (can be made up into a king), also has a double sleeper sofa.
